Building Maintenance Level II

Job Summary:
The Building Maintenance Level II position ensures that the assigned building facility is maintained to TPMstandards.
Essential Functions:
• Conducts a daily perimeter check to include the parking lot and grounds.
• Works with corporate staff in completing Service Requests for tenants within a reasonable
timeframe depending on the pending issue.
• Schedules Service Requests that require assistance from the Project Technician (minor and major
technical issues) accordingly and maintains log updated.
• Removes graffiti within 24 hours of observation/notice.
• Acts as the liaison between vendors and the Regional Maintenance Supervisor by providing access to the
senior housing facility equipment and reporting the completion of repairs to the Regional Property
Supervisor.
• Responsible for ordering pre-approved maintenance materials.
• Ensures appropriate safety precautions in performing tasks.
• Cleans and prepares vacant units for occupancy. Removes old finishes and prepares surfaces for repair,
sanding and patching as needed. Completes the vacant unit checklist and submit to the Regional
Maintenance Supervisor for quality review.
• Adheres to company work schedule and attendance standards.
• Responds to after-hour and weekend emergencies.
• Performs basic electrical, plumbing, appliance and hardware repair, as needed.
• Drives to other facilities and supply stores as required.
Knowledge, Skills, and Experience:
High School Diploma or GED required. Minimum of 2 years apartment building experience preferred. Must be able to communicate in English, both orally and in writing. Must be customer service-oriented and demonstrate the ability to work independently, set priorities/schedule daily, and be flexible to changes in work assignments and/or schedule. A valid California Driver’s License, operable vehicle, proof of current vehicle insurance, and a driving record that meets TELACU Property Management insurer’s criteria are desired but not required.
Physical Job Description:
Manual Dexterity: Work requires regular speed and accuracy for most of the working day.
Physical Effort: Essential and marginal functions may require maintaining physical condition necessary for lifting (horizontally and vertically), climbing, crawling, bending, stooping, kneeling, walking, standing or sitting for prolonged periods of time.
Environmental Conditions: Outdoor and/or indoor working environment; subject to traveling from site to site; exposure to heat and cold.
Hazards: Little or no exposure to hazards.
Equipment Use: Shampoo machine, vacuum cleaner, stripping machine, and other maintenance equipment.
